A 143-room Hotel In Delray Beach Just North Of Atlantic Avenue

This real-estate feature from the South Florida Sun Sentinel highlights the latest plans for new construction as demand rises for more housing, offices and stores across the region. Here’s one of the latest projects.

The location? In downtown Delray Beach at 200 NE 5th Avenue; two blocks north of Atlantic Avenue and just west of Federal Highway.

What’s planned? The latest hotel heading to the downtown area, a 143-room Hampton Inn by Hilton, is currently under construction. The four-story hotel will also have 960 square feet of meeting space, a pool and a 40,000-square foot underground parking garage with 107 spaces. The project is being built on a 1.17-acre lot on the southeast corner of NE 2nd Avenue and Federal Highway.

The Atlanta-based Peachtree Hotel Group is overseeing the hotel, while local firm Currie Sowards Aguila Architects designed the project.

Keith Beal, principal for the architecture firm, said one of the biggest things that stands out about the project is how they were able to fit a 143-room hotel on such a tight piece of land.

Beal added that because all of the parking is underground, “it’s really a pedestrian-friendly space versus an open parking lot with a sea of cars.”

What’s being replaced? Half of the 1.17-acre lot was vacant, while the other half had a two-story office building that was built in 1941.

When will the project be completed? Construction began in 2021 and is expected to be finished in February, Beal said. The plan is for the hotel to begin taking reservations in March.

Seeing demand: The Hampton Inn by Hilton will be the latest hotel to open in downtown Delray Beach. Just a half-mile west, The Ray debuted its 141-room boutique hotel, which includes a 20,000-square-foot pool deck and numerous upscale dining options. And less than two blocks south of The Ray is Hyatt Delray Beach, which opened in 2012.

In addition to the hotels, the area also has numerous development projects in the works.

Just a mile north of the Hampton Inn by Hilton, a 3-acre mini-golf course designed by Tiger Woods is in development at 1314 North Federal Highway. PopStroke, which is expected to open in 2023, will feature two 18-hole putting courses, a4,600-square-foot restaurant and an outdoor play area with table tennis, foosball, cornhole and climbing structures for kids.

Four blocks north of Atlantic Avenue off Federal Highway, a 31-townhome development with price tags hovering above $2 million each is currently being reviewed by the city.

Farther north, Siréne Villas will include six three-story townhomes priced just under $5 million at 1236 George Bush Blvd., east of the Intracoastal Waterway and one block from the beach. You can access with erestaurant with just one click of a button.

Lynn Townhomes, at 712 NE Eighth Ave. By George Bush Boulevard and Federal Highway, has a proposal for three two-story units that will be priced between $2.5 million and $3 million.

Additionally, a 14-home gated community with pre-construction prices beginning at $3.25 million is slated for Swinton Avenue less than two miles north of Atlantic.
